How much
is my home is worth?
Our sponsoring agent can prepare a
FREE
comprehensive Comparative Market Analysis (CMA) using the same
property data as appraisers. This analysis will assist you in determining the correct
price for your home based on current market conditions such as the
competition of similar homes in your community.
Our sponsoring agent will also conduct a
thorough review of home sales for the past year or so to compare market
times and selling prices.
How is the
listing or asking price determined?
Sellers are in total control of setting the listing price.
Your real estate agent is responsible to researching the
neighborhood comparable sales and evaluating the current
local real estate market to determine
and suggest a fair asking price. If the seller doesn't agree, then
we'll usually map out a multi-phased price reduction timeline that will
eventually sell the home. The Denver market has been on such an uptick during the past seven + years, so even if the comps show a value
of say $500,000, if there's enough interest, the final sales price can
end up being significantly higher! I have strategies to ensure you never
risk leaving money on the table.
How much does a real estate agent charge to
sell a home?
Brokerage listing commission rates vary
from brokerage firm and agent to agent and can range based on a number of
factors. Commissions are not set in stone and are negotiable depending on the
specific level of marketing services an agent will provide and whether you
are purchasing a replacement property. Our sponsoring
agent understands how important it is to keep as much of your equity
and is willing to earn your business while creating value for their
professional services.
What the heck is a sales
"co-op"?
The term "co-op" means the fee or percentage of the sale of a home that is
offered as compensation to the cooperating real estate brokerage firm who helps
sell your house. For example, the listing agent (the agent who is selling your house)
offers a % of sales commission to the cooperating brokerage firm who
can successfully bring a buyer to close on your home.
What are
"discounted" or "limited services"?
The term "discounted" or
"limited service" can range from hiring an agent to put your home in the
MLS and nothing more. Some agents will only market your home
independently by placing a sign in the front yard with no additional
exposure. You really need to interview an agent face-to-face to
fully understand what the fee structures are and what is included. In today's
ultra-competitive real estate market, you need an full-time experienced
Realtor who is willing to offer full brokerage services at the best
possible rate so it's a win-win relationship. Our sponsoring agent believes

deserves Nordstrom-level service.
While sales commissions are negotiable, work work ethics should not be.
Are there any
up-front or hidden fees to sell
my home?
For better or worse, real
estate agents are not paid unless they successfully get to closing. This
is great for the seller, because (unless otherwise negotiated in
writing) you are not obligated to pay your Realtor for any of their
time, materials or advertising expenses unless they sell your home.
Having said that, until you are 100% certain that all of the fees have
been disclosed to you IN WRITING, you should never sign any documents
with any agent or firm.
Who will
show your home to prospective buyers?
Most real estate agents cooperate with other real
estate professionals. Agents from RE/MAX, Sotheby's International
Realty, Kentwood Real Estate, Compass, eXP, Porchlight, Coldwell Banker,
Keller Williams and many other independent real estate companies and
other offices frequently show and
sell sell each other's listings ("co-op"
is explained above). In some rare cases, the listing agent may be asked
to show the property to a prospective buyer, but you will always be
informed ahead of time. ShowingTime will coordinate the showings and
we will request
feedback from the buyer and their agents immediately afterwards.
If I call or e-mail the sponsoring real estate
agent, will I be pressured?
You have our assurance that
the sponsoring real estate agent/broker will never pressure or obligate you to do
